Waco NeighborhoodsIn a world built around highway gridlock, our real estate agents know there's something special about a walkable neighborhood. Many clients in the Waco area have asked us for help discovering the best walkable community for them. There are plenty of Waco homes for sale that fit the bill.

Being able to walk to work saves the average commuter thousands of dollars in gas costs alone. Plus, you can truly explore your neighborhood.

Some areas in Waco are highly walkable, while others aren't. However, they are increasing, with options such as bike paths and other amenities for cyclists constantly popping up. That said, walking has traditionally been more common in the metro area.

Let's take a closer look at some of Waco's most walkable neighborhoods:

  • Baylor
    The Baylor neighborhood is known as the home of Baylor University, a private research university founded in 1845. It flies high as the most walkable part of Waco and also offers strong public transit. The area skews young and hip, with a vibrant, active nightlife -one thing that sets it apart from the rest of Waco. It's also incredibly close to Cameron Park, one of the largest municipal parks in Texas.

  • Carver
    With many public schools clustered around it, Carver has plenty of civic pride where people take good care of their property. A wonderful area to raise a family, it is not unusual to see kids playing outside. It is also convenient to Texas State Technical College. It is also conveniently close to Texas State Technical College -while you may not be able to walk there, it should be a short drive.

  • Downtown
    Downtown is everything you would expect! Full of culture, with excellent dining and shopping, it is the place to go for fun. The Waco Downtown Farmers Market is especially well-loved, attracting locals every weekend. In 2016, Downtown was designated a Texas Cultural District, which has accelerated investment in local businesses. Especially loved in this area is Austin Avenue, a picturesque neighborhood full of charm, character, and history, lined with historic homes, and shops. A stone's throw away is Cameron Park, with 416-acres ready to be explored, the most accessible activities from the Downtown area are kayaking and enjoying scenic views of the Waco Suspension Bridge.

  • Oakwood
    Oakwood is one of Waco's most convenient and centrally located neighborhoods, with easy access to Highway 77, allowing for quick journeys all across the region. Oakwood boasts some of Waco's top local restaurants and is only minutes from the Ferrell Center, an ultra-modern sports and events venue associated with Baylor University.

  • Sanger Heights
    With an active neighborhood association committed to quality, Sanger Heights stands out as one of the oldest neighborhoods in Waco. A much sought-after area with a diverse population, its historic bent is part of the reason it is so walkable. Well-tended, tree-lined boulevards offer plenty of shade for joggers.

  • University
    Situated west of the Baylor neighborhood and just north of Oakwood, University is one of the safest places in Waco. With a wide variety of home styles to choose from, you'll notice many dog parks dotting the spaces between big, well-kept yards. Though it retains some college town flair, it is regarded as a quieter area.

  • Heart of Texas
    A neighborhood that takes its name for displays of festive holiday cheer every year, Heart of Texas is a fun and friendly place with a close-knit community. A peaceful, family-oriented neighborhood only a short journey from Downtown's stores and restaurants, it is a popular pick with new Waco residents.
