Holiday Decor

If you're getting ready to list your home for sale this holiday season, you may be wondering how to handle your holiday decorating. When should you put up your outdoor lights? How about your tree? Should you even decorate at all? 

Our real estate agents have the answers to all of these questions and more. Here are some of their best dos and don'ts to help you navigate this situation. 

Do:

  • Highlight Your Home's Best Features
    Holiday decorating is an opportunity to highlight the parts of your home that may be of particular interest to potential buyers. Stringing some garland across the dramatic archway in your foyer or adding some icicle lights to that stunning bay window in your family room helps make those features pop and ensures they won't be missed during viewings.

  • Create a Welcoming Atmosphere
    You want your home to feel inviting to buyers, so use your holiday decorations to reflect that. Aim for a warm, cozy atmosphere that will make buyers want to imagine themselves living in that space. Use soft lighting, leave plenty of plush pillows and fuzzy blankets around your seating areas, and light a fire in the grate if you have one.

  • Choose Colors That Fit
    Holiday decorations should look like they belong in your home. Choose decorations that suit the same color scheme that your interior design is based on. For example, homes with lots of neutral colors and rich wood finishings will look great with red and gold decor. If your home's palette is on the cooler side, though, it's a better idea to stick to blue and silver.

  • Use Scents to Your Advantage
    From pine boughs to fresh-baked cookies, there are myriad festive scents that remind people of the good memories they've formed during past holiday seasons. Use this connection to help you market your home by placing wallflowers, scented candles, or other festive-smelling items in a few rooms. When buyers visit your home, the nostalgic scents will make them feel warm, happy feelings that they will subconsciously associate with your home. 

Don't:

  • Overdo It
    It's easy to get carried away with your decorating and up with a cluttered, chaotic-looking home. Instead, keep visual noise to a minimum with a few carefully chosen decorations. You'll keep your home feeling open and orderly while also giving your chosen decorations much more impact.

  • Decorate for Listing Photos
    You don't know how long your home may be on the market, so it's best to keep your listing photos looking timeless. Stage and shoot your listing snaps before putting up any holiday decor. This avoids creating the impression that your home is undesirable if it doesn't sell by the end of the year.

  • Forget About the Backyard
    Most people decorate the front yard and the inside of their home, but few think to keep the festive fun going in the back as well. Add some lights to your fence, bushes, and patio to immediately make the place look more exciting. If you have the room, you can also add some potted poinsettias for extra color.
